Can you hold a place before I apply?
Unfortunately, we cannot hold a property without a completed application and approval. To secure a property, we recommend submitting your application as soon as possible. Once approved, a security deposit may be required to formally hold the property until your move-in date. If you have any questions about the process, we're here to help! -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Yes, prior to move-in, all tenants must pay a security deposit equal to 1.5 times the monthly rent before signing the lease. Additionally, the first month’s rent is due at lease signing. Cash and personal checks are not accepted for these payments—tenants must use certified checks, money orders, or online payments. How old do you have to be to apply?
All applicants must be at least 18 years old to apply for a lease. Each adult intending to live in the unit must submit a separate application, pay the application fee, and meet all qualification requirements. Contact the property management office for specific application guidelines. -
Is the deposit refundable?
Yes, your security deposit is **refundable** as long as there is no damage beyond normal wear and tear, and all terms of the lease are met. After you move out, we’ll conduct an inspection of the property, and any necessary deductions for repairs or unpaid rent will be made. If there are no issues, you'll receive your full security deposit back within the time frame specified by local laws, typically 30 days. -
Who needs a cosigner?
A cosigner may be required if your credit history or income doesn’t meet our standard rental criteria. If you feel that your application might not meet the requirements, it’s a good idea to provide a cosigner who can guarantee the lease. You have a property I want to rent. How do I apply?
To apply for one of our rental properties, you'll need to complete our online application. Simply visit our website, find the property you're interested in, and follow the application instructions provided. A non-refundable application fee (per adult applicant) will apply. As part of the process, you'll be asked to submit necessary information for a background check, credit review, and income verification. How do I pay rent?
You can pay rent easily through our online portal, which allows for secure payments via credit card, debit card, or direct bank transfer. We also accept checks and money orders if you prefer to pay in person or by mail. Instructions for setting up your online account will be provided once your lease is signed. I want to get a pet. What should I do?
Before getting a pet, review your lease agreement and pet policy to ensure pets are allowed. If permitted, you must submit a pet application for approval, which may include breed and size restrictions, additional pet rent, or a deposit. Unauthorized pets can result in fines or lease violations. Contact the property management office for approval and specific requirements before bringing a pet into your unit. -
I want to move out, but my roommate wants to stay. What should I do?
If you plan to move out while your roommate stays, please notify us as soon as possible. Since all tenants are typically responsible under the lease, you may still be liable for rent and damages unless a lease modification is approved. Your roommate may need to qualify on their own or find a replacement tenant, subject to management approval. If permitted, a lease update will be required to remove you from responsibility. Be sure to settle any outstanding balances and return keys upon approval. Contact the property management office to discuss your options. -
My lease expiration is coming and I want to move out. What should I do?
If you plan to move out at the end of your lease, review your lease agreement for notice requirements and submit written notice within the required timeframe (e.g., 30 or 60 days). Schedule a move-out inspection, settle any outstanding balances, and ensure the unit is clean and in good condition to maximize your security deposit refund. Who is responsible for paying for repairs & maintenance requests?
As a tenant, you're responsible for reporting any maintenance issues as soon as they arise. However, the property management company is typically responsible for major repairs such as fixing plumbing, electrical issues, and appliance malfunctions. Tenants are usually responsible for the cost of repairs due to tenant negligence (like damage to the property). For routine maintenance or minor repairs, like changing light bulbs or replacing air filters, tenants are generally responsible.
